How the figures are made
- The basis is apartments from property portals that Leverage first recorded as a sale offer between April 1, 2026 and June 30, 2026. Whether a listing is still online today makes no difference.
- A city covers what lies within 10 km of its centre. That is a circle, not the city limit: it can include neighbouring towns and leave out the outer districts of large cities.
- Where two cities lie close together, a listing counts for both. The "Listings" column therefore adds up to more than the 58,687 listings the table rests on.
- These are asking prices, not sale prices. A listing counts with the last price recorded for it.
- The median is the value in the middle: half the listings cost more, half cost less. The middle half runs from the 25th to the 75th percentile.
- A city appears only with at least 20 listings in the period. Houses are missing because most cities have too few listings for them. Apartment buildings are missing because that category also holds single apartments, so the figures would be wrong.
- New portals were added in Q2 2026. Many of their listings had been online for a while and were first recorded in that quarter. Prices step there, and the steps are the sources, not the market. The quarters before, Q2 2026 itself and the quarters after therefore cannot be compared with each other.
- The figures were queried on October 6, 2026 and stay as they are. Current figures are on the city pages.
